Denbigh St, Victoria

In this case, LUX Construction was called in to add extensive loft and basement conversions and perform overall refurbishment to a listed building on Denbigh Street, midway between Vincent Square and the Chelsea Bridge. It is often difficult to get permission to do extensive works on a listed property, and using a designer/builder such as LUX Construction with an excellent reputation working with listed buildings can sometimes sway a borderline decision your way.

Like many older homes in the area, this property had begun to show its age. An extensive renovation was called for, including re-plastering of almost every room, and new hardwood floors for the upper storeys. Luckily, this home had a lot of potential for a basement and a good sized loft which LUX Construction used to their fullest extent to make the property more than it had been before.

The owners already had big plans for the basement. They requested designs that incorporated a wine cellar and a home theatre. Basements can often be a bit cool, and can suffer from a lack of sunlight. Both the wine cellar and the home theatre turned these drawbacks into strengths. The wine enjoys a steady, cool climate and the theatre enjoys a fully controllable lighting system and several feet of earth between the surround-sound setup and any neighbours. The entertainment system our designers provided and integrated during construction is truly state of the art, incorporating wireless surround sound speakers and a 3D tele – the perfect thing for movie night at home.

By comparison, the loft conversion was fairly simple, adding two bedrooms and an en suite. Modern, indirect lighting throughout, coupled with effect spots makes the right areas stand out and keeps the entire space bright and airy. Now everyone in this growing family has their own room again, with one free for overnight guests.
