Eccleston Sq, Pimlico

Eccleston Square is located along the informal border between Victoria and Pimlico, just off Belgrave Road. The Eccleston Square property is another listed building, so serves as an example of what the right builders can do with a property, even within very strict planning guidelines.

The most striking feature we added to the outside of this house is in the garden, where our designers had virtually a free hand. We excavated it along with the new basement, simultaneously allowing more light in to the basement and providing the appearance of much higher garden walls than were allowed by planning permission. We placed a two foot trellis and some greenery atop the walls, to improve the privacy still further. The garden is accessible from both from the main floor of the home and the basement bedroom, and boasts a dining area with extensive lounge seating.

The basement itself was the other big structural change we made. Most of the area is now a huge bedroom which features French doors and a slate staircase opening onto the new garden/patio. We also fitted a temperature and humidity controlled wine cellar with a capacity of more than 400 bottles to support the entertaining the owners expected to do.

Upstairs, we were able to add a bathroom with double sink and very wide mirror, perfect for when you both have to get ready at the same time. In the living room we fitted a fully self-contained gas fire under a very large HDTV, and wired in full surround sound without exposed wires.

We fit a new kitchen, of course, opting for a long galley-style arrangement and two ovens, again supporting the ability to entertain large groups.

Lastly, we were allowed to add a kind of mini-conservatory overlooking the garden, which allows a tremendous amount of light into the first floor main hall.
